Am Pferdemarkt, Stade

The Hanseatic City of Stade is characterised by an elaborately renovated medieval city centre with one of Germany’s oldest pedestrian zones. The HERTIE department store built in the ‘70s, including a multi-storey carpark, is located in the heart of this established and successful retail landscape. Matrix has acquired the property and, in close collaboration with the Hanseatic City of Stade, has drafted a new development plan for the site. For this prominent location, the concept proposes to create a retail building with numerous shops and cafés out of this mono-structured property, thereby also adding a new area to the pedestrian zone. What makes this project special is the three-dimensional structure of the new forecourt that accommodates the topographical site conditions and connects the different levels to one another. The newly constructed modern multi-storey carpark, together with a mix of strong operating and credit-worthy tenants, increases the attractiveness of Stade’s city centre and, at the same time, constitutes a solid and sustainable investment product.
